TITLE 14, MAINE REVISED STATUES ANNOTATED, SECTION 6323
By virtue of and in Execution of a Judgment of Foreclosure and Order of Sale entered in Dover-Foxcroft District Court, in Dover-Foxcroft, Maine (DOVDC-RE-2025-00011), on March 27, 2026, in an action brought by Robert True, Plaintiff, against Megan Maloon, Defendant, for the Foreclosure of a certain Assignment of Mortgage recorded in Book 2908, Page 45, at the Piscataquis County Registry of Deeds in Dover Foxcroft, Maine; the statutory ninety (90) day redemption period having elapsed without redemption, and the statutory period of redemption therefore having expired; notice is hereby being given, and the following described real estate will be sold at the Piscataquis County Registry of Deeds, 159 East Main Street, Suite # 12, Dover Foxcroft, Maine, at 3:00 P.M. on July 20, 2026, all and singular the premises described in said Mortgage, as being located at 105 Pleasant Street, Sangerville, Maine, to wit:

The real estate involved in this action is also described in a Mortgage Deed from Megan Maloon to Michael V. Gustin, dated August 12, 2022, and recorded in Book 2868, Page 121, at the Piscataquis County Registry of Deeds in Dover Foxcroft, Maine.
Said Mortgage Deed was assigned to Robert True, by an Assignment of Mortgage from Michael V. Gustin dated April 20, 2023 and recorded in Book 2908, Page 54 at said Registry.
TERMS OF SALE
SAID REAL ESTATE IS BEING SOLD ON AN "AS IS" "WHERE IS" BASIS, WITHOUT ANY WARRANTY WHATSOEVER AS TO THE CONDITION, FITNESS, SIZE, HABITABILITY, MERCHANTABILITY, OR LOCATION OF THE PROPERTY OR THE STATE OF TITLE TO THE PROPERTY.
The successful bidder shall pay a deposit of at least $33,299.69 in cash or certified check to Patrick E. Hunt, P.A., Trust Account, at the time and place of sale, and which deposit is non-refundable. The successful bidder must also execute a Purchase and Sale Agreement with Robert True, providing for a closing within 10 days of the date of the public sale.
If in the event that the successful bidder offers more than $33,299.69, the balance shall be due within 10 days, payable in cash or certified check upon presentation of the Deed.
Also, in the event that the successful bidder fails to make a payment in excess of $33,299.69 within said 10 days; the deposit herewith shall be retained by Robert True, as liquidated damages.
The purchaser will be responsible for all real estate and/or personal property taxes and other municipal charges attributable to the respective property unpaid and in arrears and for all subsequent tax years.
The foregoing premises shall be conveyed subject to the following items:
1. Any and all municipal, state, or federal laws, regulations, and ordinances including, without limitation, permits and approvals heretofore issued by any federal, state, or municipal government authority (compliance with, application for the transfer of any such permits, or approvals shall be the sole responsibility of the purchaser).
2. Any and all encumbrances and easements of record and any governmentally imposed or required zoning, subdivision, environmental, and other land use restrictions.
3. Any condition which a physical examination or adequate survey of the premises might reveal.
4. Any Lien, or right to a Lien, for services, labor, or material heretofore or hereafter furnished, imposed by law, and which may or may not be shown by the public records.
5. All outstanding municipal fees and charges, including water and sewer and municipal taxes, including those which constitute liens encumbering the mortgaged premises.
6. Utility easements, rights of way, and encumbrances, which are visible on the face of the earth.
7. Additional terms may be announced at the sale.
8. The rights of redemption of the United States of America pursuant to 26 United States Code, Section 7425 unless or until such time as its claim is paid in full or such rights are waived by the United States of America.
